Q: What was your purpose/motivation for starting a real estate business?

A: There are two.

  • I was worried about my future and wanted to create a stable source of income in addition to my salary.
  • Because I wanted to make good use of my status as a salaryman.

 

Q: What are the good and bad things about starting your real estate business? (Please tell us about each.)

A: [Good points]

  • By investing in real estate, I was able to record a deficit on my books and get a portion of the tax I paid on my salary back, so I feel like I've made a great profit.
  • I have to file my tax return once a year, and since I started doing it myself, I think I have become better at thinking about and managing my money. To be more specific, I have stopped wasting money.

[Bad points]

  • There's nothing that I think I did wrong, but if I had to say one thing, it would be having to take on debt.
    Personally, I have no objection to taking on debt for real estate investment (I consider loans for real estate investment to be an asset rather than debt), but I am concerned that it could make my family and those around me uneasy.

 

Q: What is your impression of Conspirito?

A: I thought that Conspi was a very reliable company that introduced properties that fit the company's philosophy in the seminar. It's common with other companies, but they give very good stories (company policies) that you can sympathize with in the seminar, but the properties they actually introduce are all terrible (different from the company's policies). This is not the case at all with Conspi.

 

Q: What would you say to people who are currently considering real estate management?

A: I think the biggest hurdle in buying real estate is getting into debt.
I don't think you can break through this wall no matter how much knowledge you accumulate.
I think the key to breaking through this wall is to just go for it!
So I think it's important to just study and then jump in without thinking about anything else.

Q: What was your purpose/motivation for starting a real estate business?

A: Real estate in Taiwan is too expensive, so it's difficult to buy.
The price is affordable in Japan, and the yield is higher than in Taiwan.

 

 

 

Q: What are the good and bad things about starting your real estate business?

A: Pros: You get rent. The rent price is stable. The rental market is healthy, has years of experience and rules, and doesn't do anything weird, so you can rest assured.
Disadvantages: Because it is an overseas investment, I cannot come to Japan frequently and I don't understand the language, so I am quite worried.

 

Q: What is your impression of Conspirito?

A: I feel safe because they are always there for me. Whenever something happens, they always respond quickly. I'm really glad I found Conspirito.

 

Q: What would you say to people who are currently considering real estate management?

A: I think it's best to ask someone you can trust and a real estate agency (like yours, lol). I recommend someone who is familiar with the local language and culture.

Q: What is your impression of real estate management?

A: I have been involved in publishing various books on real estate investment, and frankly, I have the impression that it seems difficult.
In addition to knowledge and experience in real estate, you also need the ability to negotiate with banks and real estate companies, so it can seem like a high hurdle to do alone.

However, I often hear stories of foreign investors buying real estate in Japan, and it is certainly true that it is attracting attention as a product.
In recent years, the number of people requesting publications has increased dramatically, including those involved in real estate investment, such as real estate companies, real estate investors, and consultants.

If I were to consider purchasing it, I feel like it would provide a more stable income than stocks or FX, and I've been thinking lately that if I can find a good partner, I might give it a try.
Through working with Conspirito, I have come to understand the importance of choosing the right partner (although the property you buy is also important).

 

Q: What are your impressions of Conspirito?

A: During my interview, I had the opportunity to interview President Murakami several times and also attended Conspirito's seminar.
To be honest, I thought, "What? Are you sure you want to tell me all that?" He didn't even mention the good things about real estate management (laughs).

In the past, I have seen companies that push their selling points, saying, "Our properties are great! Please buy them!", but I don't think there are many companies that focus on telling you what happens after you purchase the property.

Rather than telling people, "If you buy it, all these good things will happen," they tell us, "If you buy it, all these bad things might happen," which may lead to a sense of security when we use Conspirito.
